St Modwen Developments appointed the Urbanists to prepare a development framework and vision for a 20 acres [8ha] site in the village of Cadley near Swadlincote in Derbyshire. The site already had consent for large scale employment uses and the new proposals explored the value and scale of renewing the application but for residential development. The Urbanists prepared a full visual appraisal of the site and were able to demonstrate that because of its more adaptable footprint, that housing would have a much less damaging effect on both the landform and ecology of the site.
The Urbanists, alongside Powell Dobson Architects, developed a masterplan focused around three key public spaces which will create a sense of place and identity for this significant new development.
The framework upon which the planning application for residential development was based was able to accommodate roughly 80% of the existing hedgerows and trees which would all have been destroyed by the previous proposals and the new plans incorporated a significant proportion of land for the National Forest as well as open space which preserved 9 acres for amenity purposes.
